ZNE and the Mechanical Contractor

If you perform LEED projects, you are likely aware of the concept of zero net energy (ZNE) buildings, facilities that are able to produce as much energy as they consume on an annual basis. ZNE buildings are a powerhouse of energy conscious design, combining superior efficiency with onsite renewable energy technology. The first task is to plan a sustainable building, reducing energy needs through creative design, innovative materials, and strategies for lighting and HVAC. The second is to add renewable energies, such as solar photovoltaics (PV), wind, cogeneration, and geothermal heat pumps.

While it’s true that there are only a few hundred ZNE projects at present, we have every reason to believe that ZNE strategies will be gradually adopted into code, just as LEED strategies were. Recent requirements call for all federal buildings to meet ZNE standards by 2030, with the Department of Energy and the state of California creating similarly aggressive milestones.

The Role of the Mechanical Contractor
When achieving zero net energy, meeting the challenge will rest largely upon your choice of mechanical contractor. This is due to the fact that a large portion of a facility’s energy demands are generated by the HVAC system. Selecting a design-build team with expertise in sustainable building is critical, especially due to the collaborative nature of the process. Exceptional system design, installation, commissioning, monitoring and controls, as well as meticulous maintenance, will ultimately make the difference in whether your project succeeds.

After Project Completion
Our service division, ConServ Building Services, has earned a strong reputation for commissioning, controls, and maintenance, independent of BCH. Our team can establish a baseline for performance, provide facility managers with up-to-the-minute data, detect areas of concern, service, maintain, and optimize systems to ensure the continuation of ZNE status.

If you have questions about zero net energy or need an energy conscious mechanical design team for your next LEED project, contact a member of the BCH team. We can help your firm, and your clients, achieve sustainable building goals.
