Delivery Systems PT 1: Design Build

As the market heats up, owners and general contractors are becoming more open to various “delivery system” options to control budgets, lock-in hard to access field labor resources, and meet project schedules. BCH Mechanical is at the forefront in the following three delivery systems discussed, having conducted numerous projects with each method over the past 10 years. They include Design Build, Design Assist, and Construction Management (CM), at the mechanical subcontract levels. We will explore each delivery system in a three part series. The focus of this article is on design build.

BCH on Your Design Build Team
As a design build partner, BCH works with the owner and general contractor to establish building usage/life, efficiency and project budget goals, system options that impact life, maintenance requirements, and long term objectives. We also provide staged documentation for all parties to review.

BCH Offers Advantages

  • From the onset, projects are designed once as a collaborative effort, with the design/construction team.
  • Coordination and spatial challenges are determined early in the project.
  • Features, like structure, lighting, insulation, and others, are decided early and incorporated into the building plans in order to optimize first cost with efficiency.
  • Schedule times are reduced as long lead items can be projected and ordered.
  • Savings can be realized by exploring prepayment discounts from the manufacturer.
  • Optimal sustainability can be achieved, evaluating the cost/payback and LEED impact.

A Wealth of Design Build Experience
In recent years, has had the pleasure of performing a wide variety of design build projects across all market sectors, including the Buccaneers Training Facility, various projects at MacDill Air Force Base, the Mosaic Company headquarters, and the Westfield Mall at Countryside, to name a few. Currently, we are designing Grand Living which is a congregate living facility in Citrus County. Key members of our design build team include Daryl Blume, Brian Wilkinson, Travis Lau, P.E., and Ralph Yturriaga. Each member contributes a unique skill set to the overall finished project. Daryl and Brian, both LEED AP® professionals, focus on design concepts, different system analysis and comparisons, budget and constructability issues. Travis, our newest member, is an experienced professional mechanical engineer with full design expertise. Ralph is our VDC Manager, with sheet metal, piping, and plumbing CAD and coordination experience. With this blend of team capabilities, we have the engineering, practical design, and coordination experience necessary for a seamless design build team.

BCH can provide all of the mechanical coordination and planning your project needs to meet and/or exceed its design objectives. Equally as important, once the design process is complete, we have the skilled field resources to deliver a completed project of exceptional quality.
