Integrated Project Delivery

BCH provides a full array of pre-construction services and has participated in multiple projects implementing Integrated Project Delivery (IPD). This delivery method is unique as it creates a team-based approach that brings the entire design and construction process together as one functioning unit. IPD provides faster delivery times, minimizes material waste, eliminates many of the typical stresses of the construction process, reduces litigation and provides the owner with a better overall product.

Bringing all of the collaborative trades together before construction begins enables the team to create a 3-D design, crash-detected set of construction documents, which allows the construction process to run smoothly. All data is open and accessible, providing ample opportunity for the team to take advantage of cost saving measures before the drawings go to print.

Some key aspects of the IPD process include:

  • Participating in of the pre-construction and design meetings.
  • Utilizing Navisworks for the BIM/3-D Cad process for the following trades:

    • Electrical

  • Providing multiple pricing scenarios at the various levels of drawings.
  • Providing schematic design:
    • 50% Design Development
    • 100% Design Development
    • 50% Construction Documents
    • 80-90% Construction Documents
    • 100% Construction Documents
  • Creating working as-built drawings for the field.
  • Working with the design team to analyze different life cycle comparisons, space constraint/conflict resolutions and reviewing multiple options for the project team.
  • Work with the design team to select equipment manufacturer’s and provide open book pricing to identify the best fit for the project.
  • Drawing review for code compliance and to ensure mechanical and plumbing schedules and legends are detailed and accurate.
  • Reducing submittal and shop drawing review time by performing in advance for critical path items such as chillers and air handling units.
  • Implementing IAQ Management Plans before and after construction.

IPD has created a unique challenge in the construction industry primarily because it creates and promotes document sharing. However, construction industry IT methods have not matched the pace and are unable to send larger documents to all contractors; this is especially true of larger documents used for creating BIM and/or CAD files. The submittal information when in electronic form can grow quite large compounding the issue. BCH has extensive experience with IPD.
